Kitchen Cabinets in McCormick Ranch, AZ

McCormick Ranch was Scottsdale's first upscale master-planned community, and many of the houses that went up in the 1970s and 1980s still carry their original kitchens. This page is about refacing or replacing those cabinets; call (747) 244-3289 about your address.

What shape are original McCormick Ranch cabinets in?

At this age, many are near the end of their first life. American Community Survey figures (2024) for ZIP 85258 put the median construction year at 1984, so the usual complaint is worn doors and a room that still feels original. Hinges that no longer hold, drawer boxes that sag when loaded and shelves that have carried 5 decades of canned goods are common wear points. Structure and layout, not the surface, drive what comes next.

02Costs

What budget should a McCormick Ranch cabinet project plan for?

The main forks come down to 2 published numbers: a national cost survey's 2026 data prices refacing at $4,234 to $10,226, averaging $7,230, buying new doors, drawer fronts and veneer on the frames without touching the layout or the sink. A full replacement runs higher: Fixr's custom cabinet figures put a 30-linear-foot order at $15,000 to $25,000, averaging $18,600. Most of the choice sits between semi-custom lines built to ordered dimensions and made-to-measure customs. In this neighborhood the choice turns on storage and openness. If the closed plan stays, refacing modernizes the room's face for less. If walls are coming out or the sink is moving, the cabinets leave anyway, which is the moment to rebuild the run. The actual price is set after an on-site assessment of the kitchen.

How do you choose cabinets that will last in this climate?

Box construction and certification are 2 things worth checking. The Kitchen Cabinet Manufacturers Association runs an industry certification program, and it says between 40% and 50% of cabinets fail their first certification attempt (KCMA (opens in a new tab)). In a Ranch kitchen that stores heavy dishes, the box material, hardware rated for real loads and finishes that wipe clean are the details that matter. Temperature swings work on joints and finishes, so build quality can show up most in the second decade. A certified line has passed 14 tests, which gives a buyer something concrete to look for.

Does the MRPOA review a kitchen cabinet project?

Only where the outside of the house is involved. The Ranch runs its own architectural review: anything a passerby, a neighbor or the lakefront would see goes through the Architectural Committee first, approval has to be in hand before a hammer swings, and an approval covering unpermitted work does not count (MRPOA rules (opens in a new tab)). Interior cabinet work by itself sits outside that process. One nuance: for some of its rules, the Association treats a yard facing a lake or golf course as a front yard, so a change toward the view may still be visible. The association office on North 94th Street can answer the specifics for your address before the order is placed. To plan the cabinet scope alongside it, call (747) 244-3289.

01

Can a cabinet plan involve moving a wall?

Sometimes the wall, not the cabinet, is the problem. Kitchens from the 1970s and 1980s were often closed off from the dining room or family room; opening that wall redraws the cabinet plan. Whether a wall can come out is a question for the city's plan review.

02

How long does a cabinet project take here?

Cabinet lead time sets the pace, and it depends on the manufacturer and the door style. Fixr says custom cabinets take the longest to build, at 6 to 12 weeks, and refacing keeps the existing boxes. Everything starts from final measurements taken in the kitchen.

03

Will refaced cabinets survive Ranch summers?

Refacing replaces the doors and drawer fronts that wear out, and the veneer bonds to the sound original box. Build quality and finish choice decide how it holds up.

04

Do cabinets need a city permit in 85258?

Cabinets and millwork alone generally do not require a Scottsdale permit. New electrical, plumbing or demolition work can call for a minimum permit, and structural changes go through plan review. The city decides those questions, and the association reviews on its own track.
